Common questions

One-Time Service Fee for Tenants

Your one-time tenant service fee pays for Tenant Protection: every service that keeps your rental safe and simple, before you move in, during your stay and beyond. Learn more on our Tenant Protection page.

Here you’ll find answers to the following questions:

  1. How much is the One-Time Service Fee for tenants?
  2. When does the tenant have to pay the One-Time Service Fee?
  3. How can I pay the One-Time Service Fee?
  4. I already paid the Service Fee. Do I have to pay the One-Time Service Fee for my next bookings?
  5. Can tenants get a refund of their One-Time Service Fee?

1. How much is the One-Time Service Fee for tenants?

The service fee depends on where you're renting. It's the same for every booking in your country, and you'll always see it in the price overview before you pay.

The Helfende Wände refugee housing platform is free, the One-Time Service Fee does not apply.

2. When does the tenant have to pay the One-Time Service Fee?

The Wunderflats tenant service fee becomes due as soon as a landlord accepts your booking request.

3. How can I pay the One-Time Service Fee?

As a tenant you can pay the fee by credit card, Google Pay, Apple Pay or PayPal.

Tip: The option of Google/Apple Pay is only shown when this payment method is already set up in your device.

4. I already paid the Service Fee. Do I have to pay the One-Time Service Fee for my next bookings?

If you are requesting a new apartment and you are not renewing your current rental agreement, you will be required to pay a new Service Fee. This fee does not apply to any extensions of your current rental agreement.

5. Can tenants get a refund of their One-Time Service Fee?

Looking for information about refunds? Here you go: Refunds and cancellations

How do I book an apartment on Wunderflats?

Found a furnished apartment that’s a good fit on our platform? Great! Using the “Booking request” feature, you can send a non-binding booking request. We’ll then contact the landlord. They can accept or decline it. If the landlord confirms the apartment’s availability and accepts your request, you can book the apartment.

All you need to do:

  • Complete your profile by verifying your identity and uploading all required documents.
  • Confirm the booking.

This triggers the one-time service fee for tenants. It covers every service that keeps your booking safe and simple. For certain apartments, the first month’s rent also becomes due.

Once the payment is complete, the apartment is reserved for you. Now you and your landlord can sign a rental agreement and organize your move-in.

Please note that your chances of a confirmed booking are significantly higher if you send booking requests for several apartments. If you have any questions, we’re happy to help and support you.

Can I register my address if I book an apartment on Wunderflats (Anmeldung)?

Yes, as a tenant you can register your address at the registration office or citizens' office (Anmeldung in Germany) in most apartments offered on Wunderflats.

Please look out for the information on the confirmation of residence (proof of address) in the listing when you make your booking. If "landlord's confirmation of residence (Wohnungsgeberbestätigung)" is included under "Services" as a feature of the apartment, then you can register in this apartment with the authorities.

Please find more information here on the registration (Anmeldung) and the confirmation of residence (Wohnungsgeberbestätigung). For more guidance on registration, have a look at our article: Anmeldung in Germany: how to register your address in Germany.

Can I view the apartment before I rent it?

Wunderflats is a fully digital platform, and most apartments are rented without a physical or virtual viewing. This speeds up the booking process by several days and increases your chances of securing the apartment you want.

We verify landlords and listings before they go live and offer strong tenant protection, so a viewing is typically not necessary.

Most listings include professional photos taken by certified real estate photographers. Look for the watermark in the top right corner to spot them.

In rare cases, some landlords may offer a virtual or in-person tour. This depends on availability and is often not possible when a property is still occupied. Many homes are rented just days before the new tenant moves in, so viewings usually aren’t feasible.

We’re on a mission to make renting an equal experience. Removing the need for a viewing means anyone can book a place, no matter where they are.

If an apartment differs significantly from the listing, we’ll support you in resolving the issue.

You’re always welcome to send multiple booking requests to explore your best options.

When is an apartment reserved for me?

What happens after I send a booking request?

We forward your booking request directly to the landlord for review. They can accept or decline it. In the meantime, you can send further booking requests. Sending several requests at once significantly increases your chances of a confirmed booking.

Your booking request was accepted?

Great! If you’d like to rent this apartment, it’s best to confirm the booking soon, so it stays reserved for you. To confirm a booking, your profile must be fully completed and all required documents uploaded under “My account”. Once you confirm the booking request, the one-time service fee for tenants becomes due. It covers every service that keeps your booking safe and simple. For certain apartments, the first month’s rent also becomes due. The apartment is then reserved for you. Now you can discuss the rental agreement and move-in details directly with the landlord.

Please remember that you can only confirm one booking per period.

  • If you withdraw the accepted booking request, you can confirm a different booking.
  • If someone else was faster at confirming than you, you’ll receive the message “Reserved for someone else”.

Your booking request was declined

Your request didn’t work out for the landlord this time. There can be various reasons for this.

More information: Can I influence whether my booking request is accepted?

What documents should I have ready?

Which documents should I have at hand?

After submitting your first booking request, we'll let you know what documents are needed. To expedite your booking, please upload all required documents to "My Documents" as soon as possible.

We will need:

  • Your current address

  • A valid government-issued identity document for each person moving in. This is required for identity verification through the Wunderflats Account (find more information about identity verification here).

To verify your solvency, you can upload one of the following documents under "My account" -> "My documents":

  • Bank statement - Please ensure that the file meets the following requirements:
    • Name on the document matches the main tenant’s name
    • The document is not older than three months
    • Net balance equals at least one month’s rent
    • High quality photo or scan
  • Payslip - Please ensure that the file meets the following requirements:
    • The name on the payslip matches the tenant’s name
    • The document is not older than three months
    • Net income is at least one month’s rent
    • Good quality displaying the information clearly
  • If your company pays the rent for you:
    •  A confirmation that they cover the monthly rent. You can use this template for the confirmation.
  • If you are a student, intern or an apprentice:

    • Financial evidence (e.g. a current bank account statement) or security by a third party including an income statement and a copy of the guarantor's ID or passport. You can use this guarantee template.

We verify the identity and solvency of all tenants with these documents. You do not need to submit any other documents, such as SCHUFA information.

Do I need SCHUFA information to rent an apartment with Wunderflats?

No, you do not need SCHUFA information to conclude a rental agreement through us. We use other documents such as current payslips or bank account statements to check the financial liquidity of all our tenants.

Here you will find a list of the documents we require from you to prepare the rental agreement: Which documents should I have at hand?

What costs are included in the rent?

At Wunderflats we work with all-inclusive rental prices, which also include the furniture surcharge and monthly utilities such as heating, electricity, water, and internet.

The fixed rate for utilities depends on the average consumption of the last years and the number of tenants. According to the experience of our Wunderflats landlords, the costs of different consumer behaviors balance out well over several tenants. In case of significantly higher consumption, an additional payment might be due, which can be offset against the security deposit.
