How do I receive a booking request on Wunderflats?

Accepted Answer

We will forward the booking request sent by a prospective tenant to the email address which you have provided. The sender of the booking request is always “booking@wunderflats.com”. In addition, you will see all booking requests in your account. There, you can also activate the option to have the booking requests sent to you via SMS; you will find this option in the "My Account" section under "My Settings".

What does it mean when I accept a booking request?

Accepted Answer

By accepting the booking request, you confirm your willingness to host the prospective tenant in your apartment on the terms specified in the booking request. The booking is not yet binding.    What happens once I have accepted a booking request?

What happens to my existing bookings if I don’t provide my Tax Information?

Accepted Answer

No need to worry, your existing bookings won’t be impacted. However, if you’ve completed a booking, we’ll require your tax ID by the end of the current year to stay compliant. Can I continue accepting booking requests if I haven’t yet submitted my TAX information for a particular listing?

Accepted Answer

Yes, you can continue accepting booking requests. However, if you’ve had a successful booking, we’ll need your tax ID by the end of the current year to ensure compliance. If you don’t provide this information by then, you won’t be able to accept new booking requests for that particular listing until it’s updated. How can I accept a booking request?

Accepted Answer

We forward all booking requests to you, to the email address which you have provided. You can accept them directly in the email we send you or in your account.     The email contains an overview introducing the prospective tenant and the basic information on their stay. Below this overview you can accept or reject the booking request. Alternatively, you can view the booking request in your account and accept or reject it there.

How do I regain my ability to accept listing requests if my listing is restricted due to missing Tax Information?

Accepted Answer

If you’re unable to accept listing requests for a particular listing, it’s likely due to missing tax information or billing details. Here’s how you can easily update this information:    For landlords with a private account: 1. Log in to your Wunderflats account and click on your profile in the top right corner.  2. Go to 'My account' and click on 'Profile'.  3. Enter your date of birth information, then click on 'Save profile'.  4. Go to 'Billing details' and click 'Add billing details' to enter your tax-ID. Click 'Add billing details' again to save.    For landlords with a commercial account:  1. Go to your My account page and select your “Billing details” 2. Click on the edit icon and enter the “TAX ID number” and “Company registration number” 3. Click on "Update billing details" to save. Can I also reject a booking request?

Accepted Answer

Of course! If a booking request does not suit you, you can simply reject the request.     You decide which booking requests you accept.

Question 8

When does the booking request become a binding booking?

Accepted Answer

The booking request finally becomes a binding booking as soon as both parties have confirmed the booking and completed the payment of the Service Fee. The rental agreement for a Wunderflat is concluded between the landlord and the tenant.      Wunderflats is not a party to the rental agreement.

Question 9

What happens once I have accepted a booking request?

Accepted Answer

As soon as you accept a booking request, we'll verify the tenant's identity and perform a solvency check to confirm they can afford the rent. At the same time, the tenant will be asked to pay their Service Fee. Once you confirm the booking, you'll then receive the invoice for the Service Fee for landlords. You can then finalize a rental agreement through the Wunderflats platform.

What can I do for a booking request to become a booking?

Accepted Answer

We forward all booking requests from prospective tenants to you. You can accept them directly in the email we send you or in your account.     Your reaction time is important: The faster you accept a booking request, the higher the probability that interested tenants will choose your apartment.

Question 12

Is my apartment still listed as available after I accepted a booking request?

Accepted Answer

When you have accepted a booking request, your apartment will still be displayed on our platform for all potential tenants. Therefore, you can continue to receive and accept booking requests. Your apartment will only no longer be shown once a booking has been bindingly confirmed by you.

Question 13

What can I do if a tenant requests booking dates that don’t suit me?

Accepted Answer

If prospective tenants request booking dates which would cause a vacancy for your apartment, you can suggest different booking dates to them.     To do so, choose the respective booking request in your dashboard and click on “Decline”.     As the reason for declining this request, choose “Dates don’t work”.     Now you can pick the ideal dates on which you would prefer the tenants to move in and move out of your apartment. Please keep in mind that the difference between your new suggested dates and the original dates cannot be greater than one month.     We will send the prospective tenants your suggestion via email.    If they agree with your suggestion they will send you an appropriate new booking request.

Question 14

What happens if several booking requests overlap in terms of time?

Accepted Answer

We forward all booking requests to you, even if they overlap in terms of time. You will find a corresponding overview in your account. You decide which booking requests you accept: You can accept all that you like.      After you have accepted the booking requests, the corresponding potential tenants will be notified. They then have to confirm the booking in turn. Only the person who confirms the fastest will move forward with you in the booking process.      If this person cancels, a notification is automatically sent to the other interested tenants whose booking request you have already accepted. They then have again the opportunity to confirm the booking.

Can I view the documents of the future tenants?

In general, you are welcome to contact us if you have any questions about potential tenants.      Send us an email at booking@wunderflats.com or call us on +49 (0) 30 120 86 22 20.     We verify the tenants for you and check their employment relationship, financial liquidity and the reason for their stay.      For reasons of data protection it is not possible to send you the tenants’ documents directly. This can only be arranged in exceptional cases if the tenants give their consent.

Can I meet interested tenants before signing the rental agreement?

In general, you are welcome to contact us if you have any questions about potential tenants. Send us an email at booking@wunderflats.com or call us: +49 (0) 30 120 86 22 20.     You'll receive the tenant's contact details after confirming the booking and can contact them before signing the rental agreement.

Question 17

Why do I get so little information about the prospective tenants?

Accepted Answer

With the booking request, we initially send you the name and profession of the prospective tenant, as well as details on the number of adults, children and pets who would move into the apartment.      As the booking request is not yet binding, you will receive further information for data protection reasons only after your confirmation of the booking request. How do I know that the information provided by the requesting tenants is correct?

We verify the tenants for you and check their employment relationship, financial liquidity and the reason for their stay before concluding the rental agreement.

Why do I have to state a reason when rejecting a booking request?

Accepted Answer

The reason for rejection is important for us to know, because we want to better understand the needs of our landlords/-ladies. This way we can recommend suitable tenants in the future.
