Question 1

What does it cost to place a listing on Wunderflats?

Accepted Answer

Listing your apartment on Wunderflats is as free of charge as the consultation and support provided by our skilled and experienced team. Our Wunderflats service flat-rate only becomes due as soon as the tenant and you as the landlord/-lady successfully conclude a contract. This is 10% plus 19% VAT, effectively 11.9%, and is calculated on the total fixed rate.

Question 2

How much rent can I charge for my furnished apartment?

Accepted Answer

The rental price for your furnished apartment depends on many different factors, including location, size, number of beds and furniture, as well as the local comparative rent.     Since we at Wunderflats work with all-inclusive rental prices, all costs incurred, such as utilities or an internet flat rate, must be included in the rent. We also recommend that you allow for two to three weeks of vacancy per year.      When calculating the rent, it is important to take into account all your costs and your efforts as a landlord/-lady as well as to present a good cost effectiveness for the tenants. Question 3

Can I charge an extra fee for electricity, Internet flat rate etc.?

Accepted Answer

To make the booking process as easy as possible, we work exclusively with all-inclusive rental prices. This means that in addition to the actual rent, a fixed rate covering all utility costs and internet already included.    We provided further information here on our Blog (in German) for you. Question 4

When is the service flat-rate for Wunderflats due?

After concluding the rental agreement with a tenant, we will invoice you as the landlord/-lady for the entire rental period. Same applies to a rental agreement extension with tenants referred via Wunderflats.     The service flat-rate is due within 14 days after receipt of the invoice.     Can I also pay the service flat-rate in installments?

Question 5

Why do I have to pay the service flat-rate if the tenant has not yet paid the rent?

Accepted Answer

Our service is completed with the conclusion of the rental agreement between you and the tenant. The payment of the service flat-rate is then already due: Our invoicing is not associated with the time of the beginning of the tenancy.

Question 6

Can I also pay the service flat-rate in installments?

Accepted Answer

We charge the Wunderflats service flat-rate to the landlord/-lady after the conclusion of a rental agreement.     Landlords/-ladies can request to pay the service fee in installments, from a minimum rental period of nine months in connection with a SEPA direct debit mandate.        If the rental period is at least nine months, payment of the service fee is possible in a maximum of two instalments.    For 17 months or more, up to three instalments can be agreed.    For a rental period of more than 25 months, up to four instalments are possible.

Question 7

What happens to the service flat-rate if my tenant moves out earlier than expected?

Accepted Answer

We will only invoice you for the period in which the actual rental took place. If you, as the landlord/-lady, have agreed to the tenant moving out earlier, we will refund you the difference or offset the amount with the next invoice.

Question 8

Are taxes included in the service flat-rate?

Accepted Answer

Our service flat-rate of 11.9% already includes 19% VAT.      We charge this fee on the total all-inclusive rental price and invoice it to you as the landlord/-lady. For tenants there is no service flat-rate.

Question 9

When is there a reduced VAT?

Accepted Answer

If the rental period is less than six months, our service flat-rate is calculated from the total rent minus the applicable 7% taxes based on the net income rent. It is a goodwill, there is no legal claim about this.

Question 10

How can I pay my Wunderflats service fee?

Accepted Answer

You have two options to pay your service fee:   Via your dashboard using a credit or debit card  Via direct bank transfer, details can be found on your invoice.      Please note that we will soon be moving all service fee payments to your dashboard. As of November 2022, you can view all new invoices in one area, simply visit your dashboard and head to the payments tab. You’ll get an instant response when your invoice is paid, and a receipt to confirm the transaction.

Are online payments safe?

They certainly are, we have teamed up with the payment processor Stripe to provide a secure checkout for your fee payments.

Question 12

My online payment has been declined, but the money has left my account. What should I do?

Accepted Answer

If your transaction was declined, it is likely that you haven’t been charged, and have a pre-authorization on your account instead.     Pre-authorizations are a temporary hold on the card which will generally reverse in 3-5 working days. Wunderflats has no control over returning pre-authorizations for declined payments, the payment must lay in a “dormant” state for a couple of days before your bank will reclaim the funds. If your payment has not been returned after 5 working days, please contact your card issuer.

Question 13

My booking has been amended, do I get a new invoice?

Accepted Answer

Yes. Whenever a booking gets updated, we first cancel the current invoice, and create the new one, even if the change is not related to billing. It happens because we also create a new booking whenever an existing booking gets updated. Where you have overpaid, you will be refunded.
